What steps are required to become a client of BuyersInc?
In order to become a client, the following shall occur.
Sign our Broker Buyer Agreement
Pay the initial fee of $1000.00 with the remaining $2,800.00 due later. Once that is done you may schedule your first consultation.
Can I use your services anywhere in Maryland?
We are licensed to do business in all of Maryland, The District of Columbia and Northern Virginia.
What if I discover later that my needs exceed what you currently offer?
At any point in your journey, we are happy to transfer you to an agent that meets your additional needs. In some cases our fee can be wrapped into this new contract. However, be aware that their fees may be higher.
How many Offers do I get within the $3800 flat fee?
BuyersInc will write up to four (4) offers for you within the six month term of our agreement. There is an option to purchase additional offers if needed.
Can the Seller Pay the $3800 Flat Fee or a Portion of It for Me?
Absolutely! We prioritize negotiating our fee with the seller. Most buyer's agents typically ask the seller to pay between 2.5% and 3% of the sale price; however, our flat fee is significantly lower. If the seller has budgeted for a higher commission, any savings will benefit either you or the seller.
Is there someone to answer questions during non-business hours?
We encourage you to set up a calendar meeting with us during regular business hours. We will work with you at the outset to reduce the likelihood that any contingency deadlines will occur during off hours.

Can I choose my own lender?
Absolutely! You are free to choose any lender you believe will be a good partner for you. To assist if you are shopping, we have a list of preferred, highly-vetted local lenders known for their diligence and excellent communication.
Can I choose my own title company for closing?
Absolutely! You are free to choose any title company you believe will be a good partner for you. If not, we have a list of preferred and highly-vetted title companies known for their quality attorney review and title insurance. If the seller prefers a certain title company, we will discuss how that fits into your overall offer strategy.
When is my payment due?
The initial $1000 is due at sign-up when our services begin. The remaining balance will either be paid by the seller at closing, including a refund to you, paid by you at settlement, or paid by you at the expiration of our six-month agreement.
What happens to my payment if I terminate my BuyersInc Agreement or a Ratified Contract?
Your initial $1000 payment is non-refundable. The remaining balance of $2800 would still be due if we have provided any real estate services.
Is there a cancellation fee?
There is no cancellation fee. The $1000 initial fee is non-refundable. The remaining $2800 will be due if we have written any Offer, or if you terminated our Agreement or terminated or defaulted on a ratified contract. Bear in mind, you have four offers total within our six month agreement, so we encourage you to try again if the first or second deal don’t reach a settlement.
When does my service agreement expire?
All of our buyer agent agreements have six month terms before terminating.
Can I just watch your DIY Library of MicroContent Educational Videos without a fee?
Yes, we believe our library of micro-content tutorial videos is helpful in learning about the real estate process and will make you more prepared to navigate a home purchase. You simply need to make a free account to gain access.
Is it possible to pay for additional service?
We envision that our $3800 fee covers the typical amount of time that a client needs to ratify on a home of their choice. However, if you want additional consultation or additional market analysis, there are options available once you become a paid client and have exhausted the initial service terms.
Will you unlock property doors for me?
No, we do not drive you to properties or open the doors for you. You are responsible for contacting the seller's agent or attending open houses to make sure you can see the home.
Will you attend the home inspection with me?
No, we do not attend home inspections. Many licensed inspectors have their own access to common lockboxes. We will ask you to send us the home inspection report and will help you determine what repairs, replacements or credits you may wish for us to negotiate. We will write up the Home Inspection Notice addendum and advocate for you with the seller's agent.
Will you attend the settlement appointment with me?
No, we do not attend closing, but do want to make sure you have accurate paperwork. We will schedule closing with the title company directly.
What If I Want to See a House Today?
Absolutely, you should see the house today! Seeing a house now does not affect your ability to retain BuyersInc. When you sign up for our services, we will prepare the offer and negotiate with the seller to cover our fee. While our services are not restricted by time, it’s important to note that a seller is more likely to agree to pay our fee during the offer negotiation than after the contract is ratified. If you retain us post-ratification, the likelihood of the seller covering our fee is reduced.
Can BuyersInc list a property or represent a seller?
No, BuyersInc does not represent sellers or list any properties. If you need a Realtor for to list your home, we are affiliated with RLAH@properties and can introduce you to highly-qualified, experienced listing agents.
